Reyaan Abarder on Paarden Eiland: Cape Town’s Industrial Node Closest to the City

For businesses searching for industrial property to rent in Paarden Eiland, location is usually the starting point. Few of Cape Town’s established industrial precincts combine warehousing, showroom potential, commercial space and proximity to the CBD and Port of Cape Town in quite the same way.

The City of Cape Town identifies Paarden Eiland as one of its key industrial nodes, describing the precinct as approximately 206 hectares, adjacent to the harbour and roughly 6 km from the CBD. Its planning framework continues to support the retention of industrial activity linked to the port, maritime sector and logistics economy.

For Reyaan Abarder, Commercial Real Estate Broker at Galetti, that positioning helps explain why Paarden Eiland continues to attract such a broad mix of occupiers.

The businesses looking here are not necessarily searching for the largest logistics facility in Cape Town. Many are looking for something more difficult to replicate: industrial functionality within easy reach of central Cape Town.

Why Paarden Eiland’s Location Still Matters

Paarden Eiland occupies an unusual position in Cape Town’s industrial property market.

The precinct sits between the Port of Cape Town, Marine Drive and the N1 corridor, with relatively direct movement towards the CBD, Atlantic Seaboard, northern suburbs and broader metropolitan road network. The City itself describes Paarden Eiland as being strategically positioned between the port and N1 and recognises its role in servicing maritime and port-related activity.

That geography influences the type of occupier that considers the area.

A logistics company servicing customers across central Cape Town has different property requirements to a national distribution operation moving large volumes through a regional warehouse. Likewise, a showroom, building supplier or automotive business often places a higher value on visibility and customer accessibility than it does on occupying a large modern logistics park further from the city.

Paarden Eiland can accommodate both operational and customer-facing requirements.

Typical occupiers include:

Warehousing and distribution businesses
Automotive, fitment and parts businesses
Building and trade suppliers
Light manufacturing and engineering operations
Marine-related businesses
Showrooms and destination retail operators
Businesses requiring offices attached to storage or warehouse space

The City of Cape Town’s spatial planning also specifically supports maintaining infrastructure for a maritime and logistics cluster close to the port, reinforcing the area’s long-term industrial role.

Industrial Property to Rent in Paarden Eiland: What Occupiers Are Actually Looking For

The biggest mistake when comparing industrial property to rent in Paarden Eiland is to look at rental per square metre in isolation.

Two similarly sized warehouses can function very differently.

For most industrial tenants, the useful comparison starts with the way the building supports the operation. This includes:

Loading access: Roller shutter positioning, loading areas, dock access and vehicle circulation can have more operational impact than a small difference in asking rental.

Yard space: Businesses moving larger vehicles or requiring external storage should establish whether the advertised yard is exclusive, secure and practically usable.

Power: Engineering, manufacturing and workshop businesses should confirm the available three-phase supply against their equipment requirements.

Height and warehouse configuration: Racking capacity and clear internal height matter for storage-intensive operators.

Office-to-warehouse ratio: Excessive offices can mean paying for space an industrial tenant does not need. For another business, a larger office component may be essential.

Visibility: Businesses combining industrial operations with a showroom, trade counter or customer-facing function may place greater value on road frontage.

Parking and staff accessibility: A centrally located warehouse still needs to work for employees, customers and suppliers.

This is where local knowledge becomes particularly important. Paarden Eiland contains a mixture of older industrial stock, refurbished buildings, secure industrial parks and more modern commercial accommodation. A requirement therefore needs to be assessed property by property rather than simply by suburb.

What Current Paarden Eiland Property Tells Us About the Market

Galetti’s current Paarden Eiland properties to lease illustrate how varied the node has become.

Current availability spans everything from smaller industrial units to substantial warehouses and large commercial offices. Galetti’s live inventory currently includes premises from roughly 485m² through to industrial facilities approaching 3,000m², alongside larger office accommodation.

That diversity is important.

It means Paarden Eiland industrial property is relevant to more than one tenant profile. A growing SME can establish a relatively compact operating base without leaving central Cape Town, while larger users can still find substantial standalone facilities.

A logistics-focused 1,200m² warehouse

The 1,200m² warehouse at 5 Perfecta Road demonstrates the more logistics-orientated side of Paarden Eiland.

The property includes 160 Amps of three-phase power, four roller shutter doors and three loading docks, making the building particularly relevant to businesses where receiving and dispatch efficiency are integral to the operation.

This is a useful example of why warehouse specifications matter. A 1,200m² building with several access points and dedicated loading infrastructure can perform very differently from a similarly sized property designed primarily for storage.

Larger warehousing on Carlisle Street

At the larger end of the market, the industrial property at 67 Carlisle Street provides approximately 2,838m² at a current asking rental of R75/m².

The listing includes a 250 Amp power supply and solar assistance, providing an example of the type of infrastructure that can become increasingly important for larger industrial occupiers.

For a tenant assessing a facility of this scale, however, the rental should still be considered alongside power, loading, yard configuration, access and total monthly occupancy cost.

Smaller secure industrial accommodation

Not every Paarden Eiland tenant requires thousands of square metres.

The 605m² warehouse at Rosbur Park offers a smaller industrial footprint within a secure park environment, with the listing highlighting main-road accessibility and visibility.

This type of property can suit businesses that want the Paarden Eiland address and central location without taking on a large standalone facility.

Paarden Eiland is not exclusively industrial

The node also has a meaningful commercial component.

The office accommodation at Northgate Park demonstrates that Paarden Eiland can accommodate businesses requiring significantly more sophisticated corporate space alongside the surrounding industrial ecosystem.

The current listing provides approximately 3,000m² of office accommodation at the intersection of Section Street and Koeberg Road.

This mix of industrial, showroom, retail and office property is part of what distinguishes Paarden Eiland from a conventional warehouse-only precinct.

Paarden Eiland Versus Cape Town’s Larger Industrial Nodes

Paarden Eiland does not need to compete with every other Cape Town industrial area on the same criteria.

Its primary advantage is different.

An occupier choosing a large regional distribution centre may place a premium on extensive yards, modern logistics specifications and immediate highway access. In that scenario, larger industrial nodes elsewhere in Cape Town may provide more options.

Paarden Eiland becomes particularly relevant when proximity itself has operational value.

A service business making several trips into Cape Town each day can potentially benefit from reducing unnecessary travel. A trade showroom wants customers to reach it easily. A marine-related operation may need proximity to the port. A last-mile operator needs to consider the distance between its warehouse and the customers it serves.

This is why Reyaan’s approach to the area is less about asking whether Paarden Eiland is “better” than another industrial node and more about determining whether its location improves the tenant’s operation.

The answer depends on where the business’s suppliers, customers, employees and daily vehicle movements actually are.

The Trade-Off When Leasing in Paarden Eiland

The central position comes with an important qualification: building stock varies considerably.

Paarden Eiland is a long-established industrial area rather than a newly developed logistics estate. Tenants will encounter different ages, configurations and specifications from one property to the next.

That makes physical inspection and technical due diligence important.

Before signing a lease for a warehouse to rent in Paarden Eiland, Reyaan recommends that occupiers assess the practical fundamentals of the individual building, including:

Clear warehouse height
Roller shutter dimensions
Truck access and turning areas
Yard configuration
Electrical capacity
Floor loading where relevant
Parking
Office configuration
Security
Delivery access
Signage and exposure
Operating costs and other recoveries

The goal is not simply to secure the right number of square metres. It is to find a building in which those square metres actually work.

Why Showrooms and Trade Businesses Fit Paarden Eiland So Well

One of Paarden Eiland’s strongest characteristics is the overlap between industrial and customer-facing property.

Drive through the area and the distinction quickly becomes apparent. This is not purely a back-of-house logistics precinct.

Warehouses coexist with trade businesses, showrooms, automotive users, suppliers and service operations. That creates an environment in which industrial functionality and commercial visibility can sit within the same premises.

For occupiers, this can remove the need to separate warehousing from a customer-facing location.

A business could potentially use one property for:

Product storage
Distribution
Administration
Sales teams
Customer collections
Trade-counter activity
Product display or showroom space

That combination is particularly valuable for businesses whose customers need to visit the premises.

Paarden Eiland’s Industrial Future Remains Important to Cape Town

There is also a broader reason businesses should pay attention to the area.

Cape Town’s planning framework does not treat Paarden Eiland as obsolete industrial land waiting to disappear beneath residential redevelopment.

The City’s District Spatial Development Framework specifically supports retaining industrial activity associated with the port and maintaining conditions for maritime and logistics businesses. It also identifies Paarden Eiland as a well-located industrial area where incompatible uses should not undermine employment-generating economic activity.

That policy context adds an important layer to the property discussion.

The built environment may continue evolving and parts of the area may become more mixed in character, but industrial activity remains central to Paarden Eiland’s economic function.

For businesses signing longer leases, that distinction matters.

Reyaan Abarder’s View: Start With the Operation, Not the Listing

For Reyaan, the strongest Paarden Eiland requirement starts before the property search.

What does the business actually need the building to do?

A tenant requiring regular interlink movement should be assessed differently from a showroom. A manufacturer needs different infrastructure from a distributor. A trade business needs different frontage from a business using the building purely for storage.

That is where an industrial property search becomes more than matching a size range and rental budget.

Galetti currently markets a substantial range of industrial and commercial property to rent in Paarden Eiland, but the appropriate property depends on far more than availability.

The right premises should support the business’s:

People, vehicles, stock, equipment, customers and future growth.

When those variables are properly understood, Paarden Eiland’s central position can become a genuine operational advantage rather than simply a good address.
