Andrew Light on Airport Industria: The Node Built Around Cape Town International

Industrial property to rent in Airport Industria is shaped by one defining advantage: Cape Town International Airport sits immediately alongside the node.

For businesses moving freight, stock, equipment or time-sensitive goods, that proximity is more than a location benefit. It can influence delivery times, vehicle movements, warehouse configuration and ultimately the efficiency of an entire supply chain.

From my experience working across Cape Town’s industrial property market, Airport Industria is one of those nodes where the building and the location have to be assessed together. A warehouse can offer the right floor area, but if the yard is too tight, the loading configuration is inefficient or access adds unnecessary time to daily transport movements, the cheaper rental does not necessarily represent better value.

That is what makes Airport Industria different. It is an industrial node built around movement.

Why Airport Industria Works as an Industrial Location

Airport Industria sits alongside Cape Town International Airport with access into the broader metropolitan road network via routes including Borcherds Quarry Road, Robert Sobukwe Road and the N2, with the R300 accessible from the surrounding airport precinct.

For occupiers, the location therefore provides two distinct advantages.

The first is obvious: proximity to the airport. Businesses connected to air freight, courier services, imports, exports or time-sensitive distribution can position warehousing relatively close to the airport precinct.

The second is broader. A company does not necessarily have to be directly involved in aviation to benefit from Airport Industria. Warehousing and distribution businesses can use the node as a base from which to move goods into Cape Town and across the surrounding industrial network.

That distinction is important because Airport Industria should not be viewed purely as an “airport warehouse” market.

It is a logistics, distribution, warehousing and light-industrial node whose geography happens to be anchored by one of South Africa’s major airports.

The Airport Industria City Improvement District describes the area as being alongside Cape Town International Airport with direct N2 access, while providing supplementary security, cleansing and infrastructure services within its Special Rating Area.

Cape Town International Airport Is Increasingly Important to Freight

The relationship between Airport Industria and the airport becomes more relevant when you look at what is happening in air cargo.

According to Wesgro, Cape Town International Airport handled approximately 75,000 tonnes of cargo in 2024, representing growth of around 25% compared with the previous year. Wesgro subsequently reported in January 2026 that air cargo volumes had grown a further 42% year on year during the first ten months of 2025.

Western Cape Government freight data provides additional context. Its freight model recorded 74,888 tonnes of international air freight in 2024, comprising 45,381 tonnes of exports and 29,506 tonnes of imports.

For commercial property occupiers, the relevance is straightforward.

Growing cargo movement increases the importance of the broader ecosystem surrounding the airport, including:

Freight forwarding and logistics
Warehousing and distribution
Courier and last-mile operations
Import and export businesses
Cold-chain and temperature-sensitive logistics
E-commerce fulfilment
Light manufacturing and assembly
Fleet and technical support services

Not every Airport Industria tenant will touch air cargo directly. However, the growth of freight through Cape Town International reinforces why industrial property immediately surrounding the airport remains strategically relevant.

Industrial Property to Rent in Airport Industria: What the Market Offers

One of the strengths of the Airport Industria property market is the range of industrial accommodation available.

A company looking for a relatively compact warehouse does not necessarily have the same requirements as a national distributor occupying several thousand square metres. Yet both types of occupiers can potentially find space within the same broader node.

The current Galetti properties supplied for this article illustrate that range particularly well.

Property	Size	Asking rental	Key operational characteristics
King Air Industria	7,280m²	R122/m²	5,342m² warehouse, 3,820m² secure yard, dock levellers, 10.5m internal height and interlink access
2 Gulfstream, Airport City	4,240m²	R109/m²	Eight on-grade roller shutters, approximately 10m to 11m eaves, large yard, sprinklers and generator backup
35 Manhattan Street	244m²	R90/m²	Roller shutter access, mezzanine storage, 60-amp three-phase power and secure park environment

These are current property examples rather than a market-wide rental average, which is an important distinction.

They show why simply asking “what does warehouse space cost in Airport Industria?” does not tell you enough.

Rental depends heavily on specification.

A modern distribution facility with substantial yard space, dock levellers, sprinklers and high internal clearance should not be benchmarked directly against a smaller light-industrial unit simply because both properties have an Airport Industria address.

Businesses searching for space can view the broader selection of industrial property to lease in Airport Industria.

What I Look at Before Recommending an Airport Industria Warehouse

When I assess an Airport Industria warehouse to rent, square metres and rental are only the starting point.

The real question is whether the building supports the occupier’s operating model.

For a logistics or distribution user, I would normally look closely at yard depth and truck circulation first. A warehouse may have several roller shutter doors, but that advantage is diminished if large vehicles cannot manoeuvre efficiently in front of them.

Height is another major consideration. A high-volume storage operation can extract significantly more utility from 10m or 11m of usable height than from a low-volume warehouse, particularly where racking forms a major part of the operation.

Loading configuration matters too. Dock levellers, on-grade access and loading canopies each serve different operational needs. The correct combination depends on the vehicles being used and how goods enter and leave the warehouse.

Other factors include:

Warehouse-to-office ratio
Yard size and truck turning circles
Roller shutter number, height and positioning
Clear internal height
Floor condition and loading capacity
Three-phase power availability
Sprinkler systems and fire compliance
Generator or alternative power provision
Staff parking
Security and access control
Lease escalation and operating costs
Existing racking, mezzanines or specialised infrastructure

This is where occupiers can make expensive mistakes.

Saving several rand per square metre means very little if the business then spends years working around an inefficient warehouse layout.

A 7,280m² Logistics Facility at King Air Industria

At the upper end of the properties provided for this article is a 7,280m² warehouse at King Air Industria.

The facility includes approximately 5,342m² of warehouse space, 830m² of offices, 911m² of mezzanine space and a 3,820m² secure yard.

For a large logistics or distribution user, it is the operational specification that makes a property like this particularly relevant.

The warehouse offers approximately 10.5m internal height, multiple roller shutter doors, dock levellers, interlink truck access and an ASIB-compliant sprinkler system.

The property is approximately 2km from Cape Town International Airport and provides access towards Robert Sobukwe Road and Borcherds Quarry Road.

That combination makes it a useful example of the newer generation of industrial stock entering the airport precinct: high-volume warehousing supported by substantial yard and loading infrastructure rather than simply a large building with an industrial zoning.

Airport City Offers Another Type of Large Warehouse

The 4,240m² warehouse at 2 Gulfstream in Airport City illustrates a slightly different operational proposition.

The property has a large secure yard with two access points and eight motorised on-grade roller shutter doors.

Internal warehouse height is approximately 10m to 11m to the eaves. The facility is sprinklered and includes mobile racking, a forklift charging area, generator backup and provision for dangerous or flammable goods storage.

The office component is also more substantial, including ground and first-floor accommodation, an open-plan first floor and a boardroom.

That is relevant for businesses that need a strong warehouse operation but still require a professional administrative or management component on site.

The current asking rental is R109/m².

Again, the rate should be considered against what is included in the facility rather than compared on price alone.

Smaller Warehouses Still Have a Role in Airport Industria

Airport Industria is not exclusively a large logistics market.

The 244m² warehouse at 35 Manhattan Street demonstrates the opposite end of the requirement spectrum.

At an asking rental of R90/m², the unit provides roller shutter access, mezzanine storage and 60 amps of three-phase power within a controlled industrial park.

A property of this scale could be more appropriate for storage, light manufacturing, technical operations, small-scale distribution or a business that needs an industrial base near the airport without thousands of square metres of space.

This breadth is useful for Airport Industria because it creates opportunities for companies at very different stages of growth.

It also means tenants should avoid treating “Airport Industria rental” as a single product category. A 244m² light-industrial unit and a 7,280m² logistics facility serve fundamentally different occupier requirements.

Security and Precinct Management in Airport Industria

Security is particularly relevant for logistics businesses because warehousing often involves valuable stock, vehicles and operations running outside conventional office hours.

Airport Industria benefits from an established City Improvement District.

The Airport Industria CID currently reports 24-hour patrols, CCTV monitoring, dedicated patrol vehicles and coordination with SAPS and other law-enforcement partners within the Special Rating Area.

That precinct-level infrastructure should not replace property-specific due diligence.

Businesses should still assess the security of the individual warehouse, including perimeter protection, gate access, guarding, alarm systems, CCTV coverage and procedures for after-hours vehicle movements.

From an occupier’s perspective, the strongest arrangement is normally where precinct security and site-level security complement one another.

When Airport Industria Makes the Most Sense

Airport Industria should be considered when location has a measurable operational impact.

If a company’s vehicles repeatedly need to access the airport precinct, N2 corridor or surrounding Cape Town distribution network, unnecessary travel time becomes a recurring operating cost.

That is where a strategically located warehouse can create value beyond the rental line on a lease.

Airport Industria is particularly relevant for businesses where:

Goods move frequently. Distribution frequency makes road access and yard efficiency more important.

Time matters. Courier, freight and perishable-goods businesses may place greater value on reducing delays between warehouse and airport.

Large vehicles need to manoeuvre. Yard geometry can become as important as warehouse floor area.

Storage density matters. Higher eaves and appropriate racking can materially change how efficiently the warehouse footprint is used.

Operations extend beyond standard business hours. Controlled access, park security and precinct management become increasingly important.

That does not mean Airport Industria is automatically the right choice for every industrial occupier.

A company serving customers concentrated elsewhere in Cape Town may be better positioned in another industrial node. The correct decision should come from mapping suppliers, customers, staff movements and vehicle routes before comparing rentals.

Why Cheaper Warehouse Space Is Not Always Cheaper

One of the most common mistakes in industrial property is comparing buildings primarily on the asking rental per square metre.

Consider two warehouses where one property is nominally cheaper.

If the cheaper facility has poorer yard circulation, lower usable height, an inefficient warehouse-to-office ratio or requires significant fit-out expenditure, the apparent rental saving can quickly disappear.

For that reason, I prefer to assess what I would call the operational cost of occupation.

That includes the rental, but also the effects of the property on transport, labour, storage capacity, loading efficiency, energy requirements and fit-out expenditure.

For some businesses, paying more for the correct warehouse can ultimately be the less expensive decision.

That is particularly true in Airport Industria, where the value of the node is closely tied to movement.

No.

Airport proximity is an important advantage, but the node can also suit general warehousing, distribution, light manufacturing, courier, storage and service businesses that value access to Cape Town’s broader transport network.

What should I check before leasing a warehouse in Airport Industria?

Start with the operational requirements of the business rather than floor area alone.

Truck access, yard depth, loading configuration, internal height, power capacity, fire systems, warehouse-to-office ratio, security, parking and total occupation costs should all be assessed before signing a lease.

Andrew Light on Airport Industria: Choosing the Right Property

Airport Industria has developed around something industrial property cannot function without: movement.

Its proximity to Cape Town International Airport, connection into important road corridors and range of industrial accommodation make it a natural consideration for businesses involved in logistics, warehousing, distribution and related services.

But location alone does not make a warehouse right.

The best Airport Industria property is the one where location, yard, height, loading infrastructure, power and layout work together around the occupier’s operation.

That is why I would recommend assessing the workflow before comparing rental rates.

Where do the trucks enter? Where does stock arrive? How is it stored? How frequently does it leave? Where are staff travelling from? What will the building need to accommodate three or five years from now?

Answer those questions first, and the right property usually becomes much easier to identify.
