I have worked in commercial and industrial property for more than 10 years, and my view of Epping is fairly straightforward. You should not judge the node by the age of its buildings alone. You need to look at what the property allows your business to do, how efficiently goods and employees can move through the location, and what you are actually getting for the rental.

The City of Cape Town describes Epping Industrial as Cape Town’s largest and most centrally located industrial area in its June 2024 Economic Area Profile. That centrality remains one of the reasons businesses continue searching for Epping Industrial property to let.

Epping Industrial is an established manufacturing, warehousing and distribution node comprising Epping 1 and Epping 2, with access to major Cape Town transport corridors and a broad mix of factories, warehouses and industrial parks.

Current Epping Industrial property to let covers very different building formats and price points. At the time of writing, Galetti lists 16 industrial properties available to lease in the node, ranging from smaller industrial units to facilities exceeding 10,000 m².

That variety matters.

A tenant searching for 400 m² of light industrial space is not competing for the same building as a national distributor needing 10,000 m². Their rental benchmarks should therefore not be treated as interchangeable.

Warehouse to rent in Epping: what should tenants compare?

When you assess a warehouse to rent in Epping, compare operational characteristics before comparing rental alone. Warehouse height, loading configuration, yard depth, power availability, office ratio and access can materially change whether two apparently similar properties are actually comparable.

These are some of the first points I would look at with an occupier:

One of the most common mistakes in industrial leasing is comparing properties based on R/m² before normalising these differences.

Industrial property in Epping includes older factories, upgraded warehouses, multi-unit industrial parks and larger distribution facilities. Building age matters, but suitability, maintenance and specification matter more.

There is no benefit in pretending Epping is a new industrial precinct. It is not.

The node began developing as an industrial area during the 1940s. That history means some buildings come with layouts and infrastructure from earlier generations of manufacturing.

It also means Epping contains established industrial infrastructure and building formats that can be difficult to replicate in land-constrained areas.

Older industrial stock can sometimes offer advantages such as:

Larger power allocations
Established manufacturing layouts
Substantial yards
Standalone facilities
Lower rentals in certain buildings
Locations close to established suppliers and customers

But tenants need to do proper due diligence.

Cape Town industrial space remains in relatively short supply, particularly for well-located buildings that meet modern occupier requirements. That makes established nodes such as Epping strategically important when suitable stock becomes available.

Rode Publications reported in its Q2 2026 industrial market update that Cape Town industrial rental growth was approaching 12%, while national industrial vacancy remained near 4%.

That needs some interpretation.

It does not mean every Epping landlord can justify a double-digit rental increase. It means the broader market gives good industrial stock pricing support and tenants have less room to assume that an equivalent alternative will always be available.

For an occupier, this changes the leasing strategy.

If your current lease expires in six months, waiting until the final month to investigate alternatives is risky. The better approach is to identify your non-negotiable operational requirements early, establish the realistic market rental for comparable buildings and then compare renewal against relocation.

This is particularly important where you require unusual power, a large yard, multiple loading positions or a substantial contiguous warehouse.

What I would assess before signing an Epping industrial lease

Before taking Epping Industrial property to let, I would assess the property as part of the tenant’s wider operating model. The lease and building need to work together.

Start with the physical operation.

How many trucks enter the site each day? Can they enter, turn and exit without unnecessary reversing or staging? Is the roller shutter configuration aligned with the way goods move through the warehouse?

Then look at people.

Where does your workforce come from? How many employees depend on public transport? What does a relocation add to their commute?

Then examine the financial structure.

The advertised rental is only one component of occupancy cost. Depending on the lease, you may also need to account for operating costs, electricity capacity charges, municipal recoveries, security, parking and future escalation.

Finally, consider flexibility.

A building that suits you today may become inefficient after two years of growth. Conversely, taking significantly more space than you need because you expect future expansion can leave your business paying for unused floor area.

The right lease should give you sufficient capacity without creating unnecessary fixed cost.

10,381 m² at 2 Fitzmaurice Avenue

For a larger occupier, the current 10,381 m² Epping Industrial warehouse at 2 Fitzmaurice Avenue demonstrates the scale of property available in the node.

The facility comprises two adjoining units of approximately 6,931 m² and 3,450 m² and is currently marketed at R90/m². The listing positions the facility for warehousing, distribution, logistics and storage.

For a large operator, the important question is not simply whether 10,381 m² is available. It is whether the layout can consolidate an existing footprint, improve throughput or provide expansion capacity without introducing unnecessary operational cost.

1,800 m² at 36 Gunners Circle

The 1,800 m² warehouse at 36 Gunners Circle is currently marketed at R60/m².

The facility offers two roller shutter doors and multiple loading positions and is suited to warehousing, storage, logistics and distribution requirements.

This is a good example of why tenants need to understand specification. The asking rental is materially below some other current Epping stock, but suitability still depends on how the property supports the tenant’s specific operation.

420 m² at Gunners Factory Park

At the smaller end of the market, the 420 m² industrial unit at Gunners Factory Park is currently marketed at R85/m², or approximately R35,700 per month before VAT and other applicable costs.

The property is positioned for warehousing, logistics, distribution and light manufacturing.

This type of unit shows why Epping is not only relevant to major manufacturers and national logistics groups. Smaller industrial businesses can also access the node through multi-unit parks.

Why Epping’s management structure also matters

A large industrial node needs active urban management, particularly where thousands of workers, vehicles and industrial businesses use the area every day.

My view on Epping in 2026

Epping continues to deliver because its basic industrial logic has not changed. It is central, established and difficult to replicate.

The market is becoming more selective, though.

Businesses want efficient warehouses. Landlords want sustainable rentals and credible tenants. Occupiers are increasingly aware that a property that looks cheap on a rental schedule can become expensive once transport, electricity, labour, loading and inefficiency are factored in.

That is why I would not approach Epping Industrial property to let by asking, “What is the cheapest warehouse available?”

I would ask, “Which available warehouse gives this business the strongest operational outcome for the total cost?”

That produces a much more useful property decision.
