08 · Questions Nine answers Guide price, audited figures, solar income, WALE, VAT and viewings.
How do I get the full information pack?

The cover pack downloads from this brochure. The information memorandum, rent roll, leases, income statement and technical pack sit in the data room and are released once a confidentiality undertaking is signed.

Is there a guide price?

No. There is no reserve and no price expectation is published. This is a sealed bid: you submit the price you are prepared to pay, on the prescribed bid form, by the closing time.

Are the financials audited?

No. The figures shown are a 12-month budget forecast for March 2026 to February 2027, supported by the April and May 2026 rent rolls and the turnover schedules. Historical actuals are being confirmed with the seller.

Does the solar produce income for the centre?

No. The 2.226 MWp facility is owned and operated by Blue Energy Africa under a 20-year power purchase agreement, on a rooftop lease at a nominal rental. The benefit to the property is electricity cost management, not rental income.

What is the occupancy position?

The May 2026 rent roll reflects 99.99% occupancy by area — 1 m² vacant of 18,581.28 m². Two tenancies were under management review at that date; status is confirmed to registered bidders before the closing time.

Is the lease expiry profile a WALE?

Not yet. The expiry table is derived from lease start dates and terms in the rent roll and excludes option exercises. A signed-lease WALE calculation is issued with the data room.

Can I inspect the centre before bidding?

Yes. Viewings are arranged by appointment with the dealmaker, in trading hours, so that tenants are not disrupted.

Will the highest bid be accepted?

Not necessarily. The seller is not obliged to accept any bid and may consider price, conditions, guarantee strength and timing together.

Is VAT payable on the purchase price?

The VAT and transfer duty treatment depends on the seller's registration and whether the sale qualifies as a going concern. To be confirmed — confirm with the conveyancer before bidding.
