🔹 Capitalization Rates: Regional shopping center cap rates declined to 8.9%, reflecting stronger retail sales and growing consumer confidence. Office cap rates remain elevated at 11.1%, showing lingering investor caution.

🔹 Interest Rates: The South African Reserve Bank’s rate cuts in September 2024 and early 2025 provide some relief, but global uncertainty and potential tax hikes (including VAT increases) could impact future growth.
