In the dynamic world of real estate, opportunities often arise from unexpected places. This is precisely the story behind the successful collaboration between Galetti Auctions and Schindler Lifts, a global leader in urban mobility solutions.

A Massive Warehouse in Transition was initially brought to the table by Galetti’s Advisory division owned by Schindler Lifts. With operations relocating and consolidating, the question arose: What to do with this substantial property? The answer: Auction!

Despite the size constraints, varied buyer expectations, and concerns about the area’s deterioration, the collaboration facilitated by Galetti resulted in a successful deal. The new owners, understanding the complexities, factored them into the price, solidifying Alex Oberholzer’s, Transaction manager from Galetti’s Advisory Division, strong relationship with Schindler Lifts. Recognizing the potential, he collaborated with Kopano, an Auction specialist, to navigate this complex deal, meeting seller expectations, dealing with a diverse pool of buyers, and brokering deals in a deadline-driven environment.

In terms of the buyers, Galetti initially faced challenges with investors expressing concerns about the property’s location. As a strategic response, the focus shifted towards owner-occupiers in and around the area seeking larger spaces to expand their businesses. By the end of the campaign, this shift in strategy resulted in the engagement of two owner-occupiers who recognized the need for such a space and actively participated in the auction by registering to bid.

This success story underscores Galetti’s commitment to innovative solutions and adaptability in navigating the intricacies of real estate deals. The collaboration between Galetti and Schindler Lifts not only transformed a warehouse in transition but also showcased the power of strategic thinking and collaborative efforts in the ever-evolving real estate landscape.
